Service Description
Build Bridge LLC provides construction cost estimating, material takeoff, quantity takeoff, bid preparation support, bid review, and related estimating deliverables. Build Bridge LLC is not a general contractor, architect, or engineer and does not perform construction work, design services, or engineering services.
Quote Requests
Submitting a quote request is free and creates no obligation for either party. A request is not accepted until we confirm scope, deliverables, fee, and turnaround in writing.
Estimate Scope
Each engagement covers only the trades, areas, and deliverables described in the written confirmation. Work outside that description, including added trades, redesigns, or new phases, is treated as additional scope.
Project Information and Client Responsibilities
You are responsible for providing complete, legible, and current documents, including drawings, specifications, addenda, and any scope clarifications. You are also responsible for reviewing the deliverable and telling us promptly if anything appears inconsistent with your intended scope.
Accuracy Limitations
Deliverables are prepared using the documents and information available to us. Quantities and costs reflect documented conditions and stated assumptions. Incomplete, conflicting, or unscaled documents limit precision, and those limitations are noted in the deliverable.
Pricing and Payment
Fees are quoted per project or per scope and confirmed before work begins. Unless agreed otherwise, invoices are payable on the terms stated in the confirmation. Work may pause on overdue balances.
Estimate Delivery
Deliverables are sent electronically in the agreed formats, typically Excel and PDF, along with marked-up plans where included in the scope.
Revisions
Revisions within the agreed scope, including corrections and addenda updates covered by the confirmation, are supported. Revisions that expand scope, change project design, or repeat superseded work may require an additional fee agreed in advance.
Cancellations
You may cancel at any time by written notice. Fees for work already performed up to the cancellation remain payable. Refund treatment is described in our Refund Policy.
Intellectual Property
You retain ownership of documents you provide. Upon full payment, you receive the right to use the delivered estimating files for your project. Build Bridge LLC retains ownership of its templates, formats, internal databases, and methodologies.
Confidentiality and Uploaded Documents
Project documents you send are treated as confidential and used only to perform the requested work. We may retain copies as needed to support revisions and recordkeeping unless you request deletion.
Third-Party Information
Estimates may reference supplier pricing, published cost data, or subcontractor input. Build Bridge LLC does not control third-party pricing and does not warrant its ongoing accuracy or availability.
Limitation of Liability
To the maximum extent permitted by law, Build Bridge LLC is not liable for indirect, incidental, consequential, or lost-profit damages arising from use of an estimating deliverable. Our total liability for any claim is limited to the fees paid for the specific deliverable at issue. Estimates are not a guarantee of final construction cost, bid award, or project outcome.
Dispute Resolution and Governing Law
The parties will first attempt to resolve disputes informally through direct discussion. Unresolved disputes are governed by the laws of the state in which Build Bridge LLC is organized, without regard to conflict-of-laws rules.
Changes to Terms
These terms may be updated as our services change. The version posted at the time your engagement is confirmed applies to that engagement.
